What a jumbo loan is

Bigger than the agencies will buy. Underwritten by the lender that keeps it.

Fannie Mae and Freddie Mac will only purchase mortgages up to a conforming loan limit, set each year per county. A loan above that limit is a jumbo. The lender can't sell it to the agencies, so it either keeps the loan on its own books or sells it to private investors — and either way, it underwrites to its own standards rather than a national one.

In practice that means jumbo underwriting is more thorough and more variable. Expect full documentation, a closer look at reserves and liquidity, tighter credit expectations, and a larger down payment than a conforming loan. It also means pricing and rules differ sharply from one lender to the next. The lender that wants twelve months of reserves and the one that's comfortable with six are looking at the same file.

But the line matters: a buyer just over the limit can sometimes put slightly more down and land a conforming loan with easier underwriting and, some years, better pricing.
